1 Before you start

2 Unit tours

For walk-ins or scheduled visits. Use the size cheat sheet to steer the conversation, not just show whatever's nearest.

3 Property walk — vacancy check

Walk every row. Confirm what you see matches the vacancy report. Flag anything that doesn't.

4 Overlocks

Only overlock units on today's list from Section 1. Never overlock or remove a lock based on a tenant's in-person request or story — refer that to the escalation contact.

5 Calls and tours — activity log

Log every call and every tour, including ones that didn't convert. This is what makes coverage visible to ownership — don't skip entries even for short ones.

6 Repairs and damage

7 Daily close

Do this at the end of your shift, every shift, even if it was quiet.

8 Who to call

Judgment calls on rate, delinquency negotiation, or anything not covered above go to the principal manager — not to you, and not to the tenant's preference.
